Policies of Using the Service

  1. Listing Policy
     All property listings must be accurate and up to date. Landlords must provide true and complete information about the property.
     The platform reserves the right to remove any listing that violates the terms or is reported as misleading.
  2. Payment Policy
     All payments between landlords and renters must be processed through the platform. The platform will release rental payments to landlords within 5 business days after the renter’s move-in date. The platform reserves the right to withhold payments if there is a dispute between the landlord and the renter.
  3. Cancellation Policy
     Renters may cancel bookings with a penalty depending on the timing of the cancellation. If a renter cancels within 24 hours of booking, a full refund will be given minus the platform fee (15,000 IQD). If the cancellation is made within 4 days of the move-in date, 50% of the rental fee will be charged. No refund will be given for cancellations made less than 2 days before the
    move-in date.
  4. Security Deposit Policy
     The platform will hold a security deposit equal to the rent duration. The deposit will be refunded within 14 days of the renter’s departure, provided here is no damage to the property. Any damages or unpaid rent will be deducted from the security deposit before refunding the balance to the renter.
  5. Dispute Resolution Policy
     In case of disputes between landlords and renters, both parties are required to communicate and attempt to resolve the issue amicably. If no resolution is reached, the platform will mediate the dispute, and the platform’s decision will be final. Both landlords and renters agree to abide by the platform’s decision regarding disputes.
  6. Liability Policy
     The platform is not liable for any damages, losses, or injuries occurring at the rental property. Landlords must ensure their property meets all safety standards and legal requirements. Renters must follow all house rules and respect the property as if it were their own.
  7. Privacy Policy
     Personal information collected through the platform will be used solely for the purposes of facilitating rentals. The platform will not share personal information with third parties without the user’s consent, except as required by law.
  8. Platform Usage Policy
     Any misuse of the platform, including fraudulent listings, will result in immediate account suspension and possible legal action.
     Users must report any suspicious activity or listings to the platform administration.
  9. Compliance with Local Laws
     All users must comply with local laws and regulations concerning property rentals. The platform will cooperate with authorities in case of any legal investigation.

Liaison with Renters
You have two options:

  1. Direct Communication: Allow landlords and renters to communicate directly after the initial contact is made through the platform.
    This option minimizes your involvement in day-to-day interactions but requires robust messaging and documentation systems.
  2. Platform-Mediated Communication: All communication is handled through the platform. This gives you more control over the transaction and can help manage disputes better, but it requires more resources.
